The fee math nobody shows you up front
Guessing at the fee
- A platform's fee page buried three clicks deep, written for the guest side, not yours
- Old blog posts quoting a fee that changed six months ago
- No way to compare Airbnb, Vrbo, and Furnished Finder side by side on the same booking
- Finding out your real payout only after the booking lands
Running the numbers here
- One sourced, dated fee for each platform, checked against its own current pricing page
- Your own rate and nights, run through the same formula every platform actually uses
- Airbnb, Vrbo, Furnished Finder, and your own site, side by side
- The formula shown under every result — nothing hidden in a black box

How we rank: platforms are listed by estimated host net payout only, in the order the calculator above puts them for a typical booking — never by any commission or referral we'd earn. See the full Host Fee Index for sourcing and methodology.

Questions
Fees, direct booking, taxes, and who runs this
How is Airbnb's fee different from Vrbo's?
Airbnb charges a 15.5% host-only service fee as of September 15, 2026 — it comes out of your payout, and guests pay no separate fee at checkout. Vrbo is moving every host to a flat 12% commission on October 29, 2026. Both are percentages of your payout; neither charges you a separate listing fee.
Does Furnished Finder really charge no commission?
Yes. Furnished Finder charges one flat annual listing fee (currently $199/year) and takes no cut of any booking. You keep 100% of what a guest pays you; the $199 is a fixed yearly cost, not a per-booking fee.
What does "net payout" mean here?
Your nightly rate times your nights booked, minus whatever that platform's fee structure takes out — the number that actually lands in your bank account. It does not include cleaning fees, taxes, or your own payment-processing costs.
What do I need to book direct?
A booking site with a working calendar and a way to take payment — at minimum, a payment processor like Stripe. You'll still pay that processor's standard card-processing rate (commonly around 2.9% + $0.30 per charge), which is a cost of accepting any card payment anywhere, not a platform fee.
Is a direct booking site hard to set up?
It takes more setup than creating a platform listing, since you're responsible for your own calendar, payments, and guest communication instead of leaning on a platform's infrastructure. Whether that trade is worth it depends on how much volume you already get and whether you want to keep building your own repeat-guest list.
Do I still need to be on Airbnb or Vrbo at all?
Most hosts who book direct still keep a platform listing or two for discovery, and point repeat guests and referrals to their own site instead. It isn't an either/or — it's about which bookings you route where.
Do I need a permit to list my Wyoming property short-term?
It depends on your county and city — short-term rental permit and business-license rules in Wyoming are set locally, not statewide. Check with your county or city planning office before you list.
What about lodging tax?
Wyoming charges a 5% statewide lodging tax on short-term stays, and many counties and cities add their own local lodging tax on top of that. The combined rate varies by location — check with your county treasurer for the exact rate where your property is.
Does this calculator handle taxes?
No — it shows platform fees only. Lodging tax is typically collected from the guest at checkout and remitted to the state or county, so it doesn't change your per-booking payout, but you're still responsible for registering and remitting it wherever it applies.
Who built this calculator?
List My Stay is a project of Wyo Stays LLC, a licensed Wyoming real estate brokerage. We built it because hosts kept asking us to do this exact math by hand.
Are you a property manager?
Wyo Stays manages properties in Wyoming. This calculator doesn't require that — it's free to use no matter where your property is or who manages it, and it never lists your property or sells your email.
Why does Wyo Stays care about this?
Because the math is the same question we answer for our own owners every week: which channel actually nets you the most. Wyoming hosts get pointed to our network; hosts elsewhere get pointed to Small Town BnB.
